A common question is "why do I need a survey when the mortgage company has already done one"? The fundamental difference is that mortgage companies generally commission a valuation survey to ensure the funds they lend you are secure. The valuation survey is not primarily for your benefit, as it’s not a comprehensive survey based on the condition of the property. It is always advisable for you to commission your own survey when buying a home, this will ensure that you know precisely what you are buying.
Incredibly only about 20% of purchasers instruct a building survey! Yet we rarely survey a building that is defect free. It is very often the case that the report highlights defects which are sufficient to negotiate a discount; very often this more than offsets the cost of the survey.
